Sheboygan's SouthPointe Campus sells land to S2A Modular homebuilder

SHEBOYGAN – The city has agreed to sell areas of SouthPointe Enterprise Campus ahead of a $30 million development project. 

The development of SouthPointe Enterprise Campus as a business park was completed in early 2020 and since then it has remained an empty industrial park. Last year's pandemic and the economic impact put a hold on efforts to develop the property.

Now, a modular home manufacturing company is buying 40 of the property's 132 acres. 

S2A Modular is a California-based manufacturing company that produces self-sustaining, custom, luxury modular smart homes. The company has decided to open its fourth plant in Sheboygan, with the others being located in California, Florida and Texas. 

The company plans to start developing the S2A MegaFactory in late fall. It will span 200,000 square feet on 32 acres and will be capable of producing up to 1,000 homes annually. A combination of solar energy and Tesla's PowerPack will power the factory to ensure sufficient clean energy.

The remaining 8 acres will consist of the company's sales office, as well as some model  modular homes set up for potential buyers to walk through. 

Production of the modular homes may begin as early as mid 2022.

The company is expected to bring in over 250 job opportunities for the community. 

“We are excited to announce that S2A has chosen to grow and develop a new factory right here in Sheboygan," Mayor Ryan Sorenson said in a news release. "With S2A’s mission, they will be providing innovative and sustainable solutions to address affordable housing all across Wisconsin."

This news comes just a few months after the release of a citywide study detailing the shortage of affordable housing in Sheboygan, and what can be done to correct it.

"We have determined a significant need in the city, as well as the county, to build additional affordable housing units," said Chad Pelishek, the city's planning and development director. 

According to Pelishek, the city needs 1,000 single-family homes as well as 1,000 multifamily homes within the next seven years in order to keep up with the demand and growth.  

"I think this is a way of bringing another housing product into the market," Pelishek said. "You can put these up at a quicker rate than you can a typical stick build, so hopefully that will help fill the gap of the housing needs within the county and the region." 

S2A is aware of the housing needs of the community, CEO and cofounder Brian Kuzdas said in a news release.

The company is able to mass produce modular homes at a quick pace, which can help lower the number of homes needed in the region, he said.

"We are very excited to begin addressing the housing needs of Sheboygan and the entire region.”

The permitting process is expected tbe complete in the fall.
